Terms & Conditions
The binding terms for your booking and your stay at Biohotel Schweitzer.
1. Scope & Conclusion of Contract
These general terms and conditions (T&C) apply to the accommodation contract between you as the guest and Biohotel Schweitzer (Pirktl Holiday GmbH & Co KG) as well as to all associated services. By making your booking, you accept these terms.
For a booking made through our online booking portal, you choose whether to pay the total amount immediately online or on site at the hotel. With online payment, the accommodation contract becomes binding as soon as the payment has been successfully completed; if you choose “Pay on site”, it becomes binding upon completion of your booking. For telephone or written reservations, the contract is concluded with our reservation confirmation.
2. Payment & Deposit
Online booking via our website: When you book through our online booking portal, the total amount becomes due. You can choose to pay it immediately online (recommended) or on site at the hotel on arrival. In both cases your booking is binding upon completion; you will find the available payment methods under “Payment Method”.
The following deposit policy applies to telephone or written reservations made outside our online booking portal:

2 nights € 200 per person
3 or more nights € 300 per person
by credit card or advance bank transfer.

If you make the transfer very shortly before your stay, we kindly ask you to bring the payment receipt with you, as it can take up to a week for the deposit to be credited.
3. Payment Method
Online payment: If you choose online payment when booking through our online booking portal, the total amount is paid securely online immediately. The following payment methods are available: credit and debit cards (Visa, Mastercard and others), Apple Pay, Google Pay, PayPal as well as country-specific methods such as EPS (Austria), iDEAL (Netherlands), TWINT (Switzerland) and Bancontact (Belgium). Processing is handled in encrypted form via our payment service provider Stripe.
On site at the hotel: If you chose “Pay on site” in the booking portal or are arriving from a telephone or written reservation, you settle the total amount on arrival – by cash, debit card or credit card (Mastercard and Visa).
4. Exchange Rate
Conversion into CHF is made at the current daily exchange rate.
5. Packages
These are generally calculated on the basis of the “Biozimmer Zirbe” (organic stone-pine room) without a balcony. Surcharges for higher categories and single-room supplements as per the price list! Price advantage – only 1 price advantage applies at any time! The price most favourable to the guest applies.
6. Double Room for Single Use
When a double room is used by a single person, the price for two people is charged. Depending on the chosen arrangement, however, the following reductions apply:
- Overnight stay with breakfast: € 41 reduction
- Overnight stay with breakfast & Day Spa: € 79 reduction
- Overnight stay with half board: € 88 reduction
- Overnight stay with half board & Day Spa: € 126 reduction
7. Local Visitor’s Tax
Prices are exclusive of the local visitor’s tax – currently € 4 per person per day. Children up to the age of 15 do not pay the local visitor’s tax.
8. Dogs
For dogs we charge € 28 per day, food not included. We ask for your understanding that dogs are not permitted in the dining room or on the sunbathing lawn. Owners are liable for any damage caused by their dog.
9. Non-Smoking Hotel
Biohotel Schweitzer is an explicitly non-smoking hotel.
10. Right of Withdrawal for Online Bookings
Your online booking is a distance contract for an accommodation service on a specific date. For such contracts, pursuant to Section 18 (1) no. 10 of the Austrian Distance and Off-Premises Transactions Act (Fern- und Auswärtsgeschäfte-Gesetz, FAGG), there is no statutory right of withdrawal. Your booking becomes binding upon successful online payment or – if you choose “Pay on site” – upon completion of your booking.
A free cancellation is possible in accordance with the deadlines stated below under “Cancellations”; in all other respects, the cancellation terms described there apply.
11. Cancellations
Up to 14 days before arrival, no cancellation charges apply. From 14 days before the start of your holiday, for a stay of up to 3 nights we charge the booked arrangement. For stays of 4 or more nights, we charge 3 holiday days. Cancellations are valid only in written form.
For bookings paid in advance online, we refund the amount already paid less any cancellation charges; the refund is made via the payment method used for the booking. If you chose “Pay on site” and have not yet paid, we will invoice any cancellation charges separately through our accounting team; if no cancellation charges apply, nothing is due.
Early departure: In the event of early departure, for a remaining stay of up to 3 nights we charge the booked remaining arrangement. For a remaining stay of 4 or more nights, we charge 3 nights from the date the early departure is announced.
12. Place of Jurisdiction & Applicable Law
Austrian law applies, to the exclusion of its conflict-of-law rules and of the UN Convention on Contracts for the International Sale of Goods. If you are a consumer habitually resident in the EU, the mandatory consumer-protection provisions of your country of residence remain unaffected, and the statutory places of jurisdiction (in particular Section 14 of the Austrian Consumer Protection Act, KSchG) apply. If you are an entrepreneur, the competent court in Silz is agreed as the place of jurisdiction for all disputes arising from this contract.
